Why does my basement leak?
Water leakage can be due to cracks in the foundation. Cracks eventually develop in the foundation due to the settlement of your basement. Cracks are also caused by pressure build up of water around and/or under your foundation, that will slowly build up pressure until the concrete begins to crack.
How serious is my Water problem?
Water will cause concrete deterioration, bulges in the floor and/or walls, and many other problems concerning your foundation. Water build up inside any basement is a highly favorable environment for molds to start taking place. A musty smell is much more than just a bad smell. Molds will contribute to allergies and asthma problems, as well as other health issues.
What is the best procedure to repair a cracked poured concrete foundation wall?
There are different ways to repair cracks; some last a few years and the water finds its way through. To permanently seal a crack, the product must not only fill the crack, but also provide a wide flexible batch between the wall and the dirt.
Why do surface repairs fail?
The crack in the concrete is not fully sealed, only at surface; the water can get through the edge of the patch same as pour line.
How does crack injection work?
It is a three-step process:
1. Drill holes along the crack
2. Seal and install injection ports
3. Inject Polyurethane
Can a crack in concrete get wider?
All houses continue to settle, and this settlement is caused by differentials in the amount of moisture at each corner of the house. All settlement cracks start with a hairline up to ½” wide.
Does a crack that is not leaking need repair?
This is a personal decision, if you are planning to finish your basement and after the water finds its way through the crack, it is going to be more costly to repair any leak plus the damage for the drywall, insulation and flooring.
I have cracks in my basement wall and I’ve been told I need to install “weeping tiles. ” Do I have to spend thousands of dollars to keep my basement dry?
It has been proven that once the cracks are properly sealed, the basement remains dry in newer homes as well as in older homes.
When to use epoxy or flexible resin injection?
Epoxies start to cure as soon as the two parts are mixed. Epoxy is not flexible and is harder than concrete. The only recommended application is when the structural component is an issue, but it is not recommended to stop the leak. If you are not sure if a crack is structural in nature, an engineer can be hired to determine it for you. The engineer will provide a detailed report with recommendations.
I have cracks in my basement wall and I’ve been told I need to install “ underpinning posts .” Do I have to spend thousands of dollars?
