Leaky basements occur due to thermal contraction and expansion, shrinkage, natural calamities, inferior quality or deterioration of material used for waterproofing, and many other causes. Vertical cracks in your foundation are normal and may not necessarily leak if grade and eavesdropping are well maintained. By periodically checking for little problems, it is possible to avoid bigger problems, protect the property value, and ensure enhanced home safety. It is indeed fortunate that foundation problems do not arise all of a sudden and spread quickly. It develops gradually over a period of time giving us ample time to inspect, identify, and repair.

Periodic checks can prevent major expenses in future. Vertical cracks do not really affect the structural integrity of the building. However, it is in your interest to avoid water seepage into the basement and accompanying health related problems, not to mention property damage. Cracks should be repaired immediately if you find them allowing water seepage into the building. Some also opt to seal cracks immediately for cosmetic reasons.

If you locate a horizontal crack that runs through the foundation along the basement length, this usually indicates a major problem where the foundation is unable to bear the weight of the soil surrounding it. The crack is a result of huge lateral pressure applied on the foundation by the soil. When bowing of the wall (deflection) is observed, immediate structural reinforcement is recommended. On a regular basis therefore, be sure to check for straightness of foundation wall by sighting it down, repair minor cracks with foundation crack injections and check for proper grading of soil.
